Handbook for New Sales Team
We are planning a new kind of sales team creation, to reinvigorate Zen Space Makers. We had some serious growth in 2023 and now we need to put together a new team to make 2024 great. Not just financially, but in the big picture. So this document lays out our strategy for both financial and spiritual success.
It starts this week. We are planning the Zen Sales Blitz with multiple Sales Lead Generators. We are recruiting YOU to be a part of this!
We are currently printing 3,000 full color 5x7 cards, showing our best projects. Our strategy will be to do some “one-on-one” marketing. We will post up inside and outside of Home Depots in Manhattan, and designer furniture stores, with an eye out for people who may be interested in our work.
Handbook:
We will do this day together.
We will start in the morning with a morning meditation together.
We will discuss this handbook together.
Step One:
Your Job is to be friendly and engaging.
In my experience as a canvasser, I have found that it’s a nice way to “break the ice” if you can comment on something specific about the person - like compliment their dog, or something they are wearing. If you can get them to smile, you have opened a door. Then, you can ask the questions:
The Questions:
Would you like to see some projects we just completed at Zen Space Makers? (Hand them a card.)
Do you need a contractor?
Do you need custom furniture?
What We Need from You:
Be eye-catching.
Look great. Dress well. Be outgoing.
Optional: Wear a Zen shirt, too, if it fits.
Smile and be friendly.
It will take a lot of “no’s” to find your first “yes.” Don’t be discouraged.
If “yes” (or “maybe”) then, proceed to….
Step 2— if they maybe have a project—
Tell them-
Here’s why we are different:
We help people get more space in NYC apartments. We are great at custom furniture, loft beds, & cabinets.
We can make anything.
We have great websites and videos.
www.Loftbedsnyc.com shows our loft bed work. Largers projects at www.zenspacemakers.com
We really CAN make anything! We even made a huge hand-bag for a pop up shop in the LES -

We also do renovations of homes, and do flooring, electrical, drywall, paint, and design work.
Lead Info:
If people DO give you details, write them down in your phone, in a text to Sander.
Repeat back to people what they tell you, as you take notes.
This shows you are listening well.
Text the notes to Sander— 347 477 8082.
Compensation:
Sales Lead Generators will earn a 2% commission on the 50% deposit of all new sales they help generate.
So a $30,000 sale will net you $300.
A $100,000 sale will net you $1000.
A $500,000 project will net you $5000.
Commissions are paid immediately after three days of receiving a customer deposit. (This past year, we paid over $80,000 in commissions to our top earner).
A good Sales Lead Generator could later get promoted to a Sales Professional (a closer).
We want to compensate people well, but we pay for performance, not just time. It’s a daily connection, it’s a daily Zoom call. Be a culture of coaching and mutual support. Sales Lead Generators get $50 per diem, cash, base salary, as a 1099, freelancer.
BTW, the Commission terms for a Sales Professional, who can take a lead through all the steps to a close, are:
12% commission on loft beds, and any projects with a budget from $1 to $50K
8% sales commission on sales in between $50 and 350 K.
Larger Projects from $350K to $900K (and up) are
12% on the first 1/4 deposit
8% on the second 1/4 progress payment.
4% on remainder. Because of the way these jobs tend to go, in my experience.

Manifesto for a New Kind of Sales Team
#1 Priority is common values. A desire for social change and nonviolence. It’s not just sales. We are called Zen Space Makers for a reason. We sponsor a peace retreat every year. See: www.nonviolence.works.
We encourage team members to participate fully in this kind of retreat work:
Last year we had a great time with people from progressive political circles, and the local Quaker meetings. We took people up to the Zen monastery in the Catskill Mountains. It was called: Peaceful Lake, Powerful Mountain, and it was a special Zen Space Makers’ project.
We are looking to recruit people with a special interest in personal development, things like Landmark, Zen, recovery work, retreats, and that kind of thing.
We are going after the Big Game - there really is no limit. Guts, Glory and Gusto. Throw your hat over the wall and figure it out, together, as a team. Be people of peace and truth, even in a world of chaos and hate.
Note for future Sales Professionals:
All estimates have to be double checked with Sander. No rushed estimates.
THANKS for reading this whole thing! That means a lot to me. I hope to work with you soon.
Sincerely,
Sander Hicks
